Rainy Day Tips

Winter time is often overlooked as a time for maintenance on your home.  We get busy with the holidays and end of year issues and roll into tax season.  It is however an important time to review maintenance issues that are best observed during our few the winter months in Ventura County.

First on the list is checking the property during rain.  It is important to observe drainage patterns and evidence of water collection or “ponding” especially near the foundation of the structure.  This can damage foundations, create moisture issues inside the home (especially for raised foundations) or damage siding especially wood siding with inadequate clearance to the grade surface.

Repairs are not necessary during the rains in most cases, but it is wise to compile a list of potential problems that are observed for future improvement.  One of the easiest ways to improve drainage is to install rain gutters where they either missing or need additional gutters.  In addition, splash blocks, extenders or underground drains should be used to divert water away once it drains through the gutter downspout.

Landscape planters should be observed as well, especially where they are installed against the siding as water is often trapped and can penetrate through water proofing materials is not properly installed.

It is important to walk though you property during heavy rains to check windows, doors and ceilings for evidence of water penetration.  Catching a leak early can save hundreds of dollars in repair costs caused by leaks.  For persons that are physically able, a look into the attic area can also be helpful.  If not safe to look in the attic, try checking the garage ceiling/attic area which is often easy to view with a flashlight.

If the stains are not accessible to determine if moisture is present, recognize that dark stains are generally newer as the stains typically fade over time.  Any active leakage that is observed should be evaluated by a qualified roofing contractor to determine what repairs are needed.
