Taking stress out of buying a home
Buying a home should be fun, not stressful. We understand it is a big decision and we have several tips for making the process as peaceful as possible.
1. Find Realtors who you connect with. Home buying is not only a big financial commitment but also an emotional one. It’s critical that the Realtor you chose is both highly skilled and a good fit with your personality.
2. Remember - there is no “perfect” time to buy, just as there is no “perfect” time to sell. If you find a home now, don’t try to second guess interest rates or the housing market by waiting longer — you will drive yourself crazy. You will risk losing out on the home of your dreams.
3. Don’t ask for too many opinions. It’s natural to want reassurance for a big decision. Opinions can be like noses; everybody wants to stick theirs in. Focus on the wants and needs of your family.
4. No house is “perfect.” You might find the right location but the yard is too small. Or the fireplace is in the living room and you want the fireplace in the family room. Make a list of your top priorities and focus on those. There is no perfect house.
5. Don’t try to be a killer negotiator. Negotiation is give and take. Trying to ‘win’ by getting an extra low price or by refusing to budge may cost you the home you really want.
6. Location, location location. Don’t get so caught up in the physical aspects of the house such as room size, kitchen remodel, etc. that you lose sight of important issues like location to school and work plus other aspects that will have an impact on your life.
7. Plan ahead. Don’t wait until you find ‘the’ house to make contact with your lender. Get qualified. Do the loan application. Compare loan programs. Know your options.
8. Calculate home repair into your budget. Even if you are buying a new home, there will be home improvements. Plus you will want to change some items. And let’s face it - things break. Figure in extra money to take care of your new home.
9. You will probably get some degree of buyer’s remorse. Also, very natural. Buying a home is a big decision. Don’t lose sight of the reason you are buying a home and what made you fall in love with it.
10. Choose a home first because you love it and then think of appreciation. This house is going to be your home. The most important role for this house is to be a comfortable, safe place to come home to and create your memories.
